Can you explain this? Who is determining that it is price below market?  Isn't Market Value simply what the market is willing to pay?  If the price is reduced and it does not sell then obviously it is not priced below market value. Finance 101.....

Thank you for your comment. I made my "below market value" comment based on the fact that the township tax assessor has the land alone on this property assessed at $400,000. In addition, the home and property sold a year ago for $450,000. Therefore, below market value, to me, was "common sense 101".
